Pointe-Claire Planning Programme:
On April 7th, 2010, the City Council adopted the first draft of the Pointe-Claire Planning Programme, which can be consulted here in pdf format (21 Mo - 71 pages). A special consultation meeting was held by Council on Tuesday and Wednesday, June 15 and 16, 2010. Interim Control By-Law:
During the adption process of the new Planning Programme and of the consequential planning by-laws, the Interim Control By-law applicable to the entire area within the limits of the City remains in force. As a result of this by-law, construction and development projects are restricted in order to give the City some time to establish development options and determine how to put in place the necessary infrastructure for certain projects.

Planning to renovate, extend or build?
Please verify if your renovation project is subject to the SPAIP By-Law on Architectural Integration Programs for older areas of Pointe-Claire.

Residential cabanas (sheds) - Reminder:
Prior to the construction or the installation of a cabana, a building permit application should be made to ensure compliance to the municipal zoning and construction regulations (minimum setbacks, maximum height and floor area, type of foundations, etc.). Even thought  a building permit is not required for a cabana with an area of 12 square meters or less and without a permanent foundation, the municipal regulations must still be respected. Please consult the applicable regulations.

Restoration Support Program
Under the Fonds du patrimoine culturel québécois, the Québec Ministère de la Culture, des Communications et de la Condition féminine and the Ville de Montréal offer a restoration subsidy program aimed at helping to preserve and develop cultural property and areas that are of significant heritage value in all the cities on the island of Montréal. INTERIM CONTROL BY-LAW

The municipal Council decrees as follows:

1. The following operations are prohibited in the sectors delimited by a blue line in Appendix I attached to the present by-law to form an integral part thereof:

a) Any new land uses requiring:

i) The issuance of a building permit for interior renovations and occupancy if it implies to change the main use of the building;
ii) The issuance of a certificate of authorisation for new occupancy if it implies to change the main use of the building.

b) New constructions requiring:

i) The issuance of a building permit for a new building;
ii) The issuance of a building permit for the extension of a building;

c) The issuance of a subdivision permit and the parcelling out of lots by alienation.”.

2. Except in the sectors delimited by a blue line in Appendix I, and if the condition provided for in the second paragraph is respected, the following operations are permitted on the entire territory of the City:

a) The issuance of a building permit for a new building or for the extension of a building;

b) The issuance of a certificate of authorisation for the landscaping of a property if it implies major earthmoving work or increasing the paved area;

c) The issuance of a building permit or certificate of authorisation for new occupancy if it implies to change the main use of the building.

In the case where a project subject to one of the operations listed in the first paragraph is to be carried out, the piezometric line shall at-no time rise to be at less than 1.5 metre from the surface of the centre of any streets located in the sanitary basin where the immovable is located and for which a permit or certificate request is submitted.
